Keep the asset for now. We help position, lease-up, or operate membership space so vacancy becomes paying creative use — then you decide later whether to hold or sell.

Sometimes the right next chapter is not one deep pocket — it is a well-structured group. We introduce and coordinate people who fit the building: makers who will occupy space, plus outside capital when the numbers need it. You still get a professional process and a defined close — not a free-for-all of twenty separate escrows on day one.

What we look for

  • Solid roof and a realistic path to basic utilities
  • Loading or wide doors help
  • Parking that can support a sensible studio count
  • Zoning that can support work-only studio use (city confirms)
  • Price and carrying cost that real maker demand can support

  • Instant condo plats with dozens of separate deeds on day one
  • Live/work residential without permits
  • A grant-only project that only works inside a nonprofit wrapper
  • A deal that only works if makers or capital get squeezed

Skip the gold-plated remodel if the bones are sound. Makers often prefer a fair entry price and control of their own simple walls over someone else’s designer finish package — which can mean less capital burn for you and a better fit for the people who will use the building.
