For investors · one of three partners we bring together

Capital that helps empty shells become full maker buildings.

You bring patient capital. We bring the matchmaking and the deal work: finding buildings, welcoming makers, treating owners fairly, structuring paper, and running the operation so the building works for everyone in it.

We are the matchmaker. Makers get honest space. Building owners get demand and clean paths forward. Capital partners earn a solid return for making the building possible. This page is written for you as an investor — the same win-win-win story, with the detail you care about.

What you fund

Buying and converting industrial or plain commercial buildings into membership and ownership-share maker space — a real product people pay for.

What you get

A solid, aligned partner return for putting capital at work — fair pay for risk and patience, in buildings that stay useful because makers actually want to be there.

What we do

Source, underwrite, negotiate, legal structure, fill-up, house rules, and ongoing ops. We carry the day-to-day coordination so capital, owners, and makers can each focus on their part.

Why this category

Maker and play space is a growing real-world need as more people want rooms for hands, not another soft-seating lounge. We run it as a for-profit business — customers pay for access or ownership shares — not a grant-dependent nonprofit.

Good deals only stick when all three partners win: makers who can afford and love the space, owners who get a fair path on their building, and capital that is paid honestly for making the project possible. Our job is to design that balance and do the work to hold it.

How we like to partner

  • Deal-by-deal or small multi-building programs with clear roles on paper
  • You fund; we originate, matchmake, and operate (or co-operate with local managers we trust)
  • Transparent budgets, fill-up targets, and exit paths written before close
  • Respect for makers and building owners in every structure — no “gotcha” stories
  • No public crowdfunding pitch on this site — qualified conversations first

What we will not do on a public page

  • Publish guaranteed yields, projected multiples, or “get rich on art buildings” language
  • Offer securities to the general public through this website
  • Talk down makers or building owners to make capital look smarter
